Landlord questions
How often does a landlord need a gas safety check?
Every 12 months. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have gas appliances, fittings and flues in rented properties checked annually by a Gas Safe registered engineer.
When do I have to give tenants a copy?
Existing tenants must receive a copy of the record within 28 days of the check. New tenants must be given a copy before they move in.
How long should I keep the records?
You must keep a copy of each gas safety record for at least two years.
